The Real Estate team ensures Strada is appropriately managing risk (financial, legal, and employee health/safety) associated with network assets and contractual commitments. Additionally, the department provides affiliates with analytical, decision-making and project management support regarding facilities as well as new or existing office leases, and purchase or sale agreements.
Our shared services:
Broker/Landlord relationships: Strada serves as the point of contact for broker and landlord relationships regarding all lease matters. Strada will participate or lead negotiations with landlords regarding new lease agreements, subleases, amendments, and terminations as well as purchase sale agreements for owned real estate. NOTE: There are no associated fees for this service for Strada not-for-profit affiliates. Contact: John Pittman.
Facilities maintenance: Strada assists affiliates with managing existing facilities, ensuring staff have adequate space that is safe and compliant with all national regulations and building code requirements. NOTE: There are no associated fees for this service for Strada not-for-profit affiliates. Contact: John Pittman.
Property lease: Assist affiliates with various real estate transactions, including new leases, amendments, termination, subleases, and acquisition and disposal of owned properties. Strada coordinates all affiliate real estate activities with our Legal, Operations, and Finance departments. NOTE: There are no associated fees for this service for Strada not-for-profit affiliates. Maintain legal real estate contracts: Strada manages the existing real estate portfolio, including maintenance of legal contracts and monitoring of lease expiration dates. Strada will work with affiliate leadership ensuring timely negotiation with existing or new landlords/owners. Contact: John Pittman.
New site search: Strada assists affiliates with new site searches and performs research associated with construction costs, fair market values, etc., ensuring transactions reflect fair market value pricing. Contact: John Pittman.
Real estate research analysis: Strada provides data, information and research, and analysis to affiliate leadership in all real estate matters in support of business objectives, including:
Co-working space.
Broker ranking and performance.
Industry co-op space availability.
Fair market value rentals of existing property.
Owned property comps and valuation.
Lease comparisons of alternative space.
